About Us

Gradwell Consulting is a New South Wales based firm that provides sustainability consulting services. It was established in early 2007.

Our areas of expertise include BCA Section J (energy efficiency of commercial buildings – both Deemed-to-Satisfy and JV3 Verification using a Reference Building), BASIX Certificates, NatHERS (nationwide house energy rating scheme) assessment, ACT Energy Efficiency Rating Certification and ESD advice.

BASIX Certificate

Gradwell Consulting has extensive experience in providing BASIX Certificates and thermal performance modelling for houses, townhouses and apartments across NSW. BASIX, the Building Sustainability Index, is designed to ensure that homes in NSW use less water and are more energy efficient.

A BASIX Certificate is required for new homes, multi unit buildings and most alterations and additions. The certificate is lodged as part of a development application.

BASIX is best seen as an opportunity to improve the long term comfort and reduce the ongoing cost of a dwelling. The design stage is when such improvements can be made for minimum effort. A thorough analysis of the thermal performance of the building is essential.

House Energy Rating

Energy Rating allows the thermal performance (also called thermal comfort) of different buildings to be measured. How House Energy Rating is performed is defined by the NatHERS (nationwide house energy rating) scheme.

States and Territories each regulate their own construction but all have committed to increased energy efficiency. The performance requirements vary although all are raising the bar. The Building Code of Australia (BCA) specifies a minimum rating of 6 stars for homes!

Section J Report

The Building Code of Australia (Volume One) contains energy efficiency provisions that apply to Class 3, 5, 6, 7, 8 and 9 (commercial) buildings. A compliance report (commonly called a Section J or a Part J Report) is required before construction commences for new buildings and for alterations and additions.

The most common methodology used for evaluating compliance is called Deemed-to-Satisfy (DTS). A DTS based Section J (or Part J) report ensures that the design meets the exact DTS Provisions in the BCA.

ESD Consulting

Gradwell Consulting provides a range of sustainability consulting services including condensation risk analysis, daylighting analysis, shadow diagrams and ESD reports.

The important goal of energy efficiency has meant that buildings are better sealed than ever before but this can lead to condensation issues. A computer based assessment of condensation risk can identify problems at the design stage.

Daylighting analysis assesses the effectiveness of natural lighting. An assessment can help reduce the need for artificial lighting which is a major user of energy, especially in large commercial buildings.
